◆ GH Care Hub 운영사업자 공개 모집
경기주택도시공사는 30일 'GH Care Hub' 특화형 매입임대주택의 임대 운영 및 관리와 커뮤니티 특화 서비스를 제공할 운영사업자를 공개 모집한다고 밝혔다. 'GH Care Hub'는 비아파트 지역의 매입임대주택 내 근린생활시설과 주민공동시설을 적극 활용해 돌봄과 육아, 교육, 일자리, 창업지원, 장애인, 자립지원 등 지역 맞춤형 서비스를 제공하는 통합형 주거복지 융합 모델이다. 이번 공모사업은 지난 10월 열린 'GH Care Hub 사업설명회'에서 제시된 돌봄 정책 융합 협력 사업 모델의 일환이다.
◆ 모집 지역 및 신청 자격
모집 지역은 동두천시와 의왕시, 김포시, 부천시로 총 163호가 대상이다. 163호는 주택 158호와 근린생활시설 5호로 구성된다. GH가 매입한 주택을 활용해 운영사업자가 자유롭게 운영테마를 제안하고, 해당 테마에 적합한 입주자 선발 및 특화 서비스를 제공하는 방식으로 추진된다. 신청 자격은 국토교통부 '기존주택등 매입임대주택 업무 처리지침'에 따라 법인 정관에 주택 임대운영이 사업목적으로 명시돼 있고 임대주택과 상가 또는 커뮤니티 시설 운영 실적을 보유한 기관이어야 한다.
◆ 접수 일정 및 선정 절차

◆ Public Recruitment of GH Care Hub Operators
Gyeonggi Housing and Urban Development Corporation announced on the 30th that it is publicly recruiting operators to provide rental operation and management of 'GH Care Hub' specialized purchase rental housing and community specialized services. 'GH Care Hub' is an integrated residential welfare convergence model that actively utilizes neighborhood living facilities and community facilities within purchase rental housing in non-apartment areas to provide customized local services such as care, childcare, education, jobs, startup support, services for people with disabilities, and self-reliance support. This public offering project is part of the care policy convergence cooperation business model presented at the 'GH Care Hub Business Briefing' held in October.
◆ Recruitment Areas and Application Qualifications
The recruitment areas are Dongducheon, Uiwang, Gimpo, and Bucheon, with a total of 163 units. The 163 units consist of 158 housing units and 5 neighborhood living facilities. The project will be promoted in a way that operators freely propose operation themes using housing purchased by GH and provide tenant selection and specialized services suitable for the theme. According to the Ministry of Land, Infrastructure and Transport's 'Guidelines for Processing Existing Housing Purchase Rental Housing,' applicants must be organizations whose corporate articles specify housing rental operation as a business purpose and have experience operating rental housing and commercial or community facilities.
◆ Application Schedule and Selection Process
Applications will be accepted through in-person submission for 4 days starting February 9 next year. Selection will be made through evaluation of submitted business plans after preliminary and main screening. GH President Kim Yong-jin said, "We expect the GH Care Hub project to become a new model that provides total residential welfare solutions throughout non-apartment dense areas," adding, "We will continue to build close networks with partner organizations and leap forward as a 'Total Residential Welfare Solution Provider' through convergence between policy projects."
