경기주택도시공사(GH)는 경기도와 협력해 추진한 '기후테크 기술 활용 임대주택 에너지효율 개선사업'을 통해 공공임대주택 5개 단지에 단열 및 스마트 필름 설치를 완료했다고 9일 밝혔다. 이번 사업은 2025년 3월 경기도가 발표한 '관리비 제로 아파트' 비전을 현장에서 구체화한 것이다. 경기도는 2025년 7월 열린 '경기도 기후테크 스타트업 오디션'에서 제안된 혁신 아이디어를 실제 공공주택에 도입해 사업화했다.

◆ 4개 지구 311세대 단열 필름, 광주 청년혁신타운 스마트 필름 적용

오디션에서는 건물 에너지 손실의 주요 원인인 창호의 단열 성능을 개선하는 '스마트 필름' 기술이 제안됐다. 경기도는 이 기술을 도민 실생활에 적용하기 위해 GH와 사무 위·수탁 계약을 체결했다. GH는 안양 냉천 행복주택 등 4개 지구 주택 311세대 창호에 자외선 및 적외선을 차단하는 '단열 필름'을 설치했다. 광주 역세권 청년혁신타운 공공임대주택 부대복리시설 창호에는 투명도 조절 및 열 손실 방지 기능을 갖춘 '스마트 필름'을 적용했다.

◆ 에너지 복지 실현…냉·난방비 절감·탄소중립 기여

이들 기술은 실내 온도를 일정하게 유지해 냉·난방기 가동률을 낮춘다. 주거비 절감과 건물 부문 탄소중립 실현에 기여하는 핵심 기후테크 솔루션으로 평가받는다. GH는 기후 위기 대응 기술을 주택 관리에 접목해 탄소 배출은 줄이고 입주민의 냉·난방비 부담은 낮추는 기후테크 기반 '에너지 복지'를 지속 추진한다는 방침이다. 김용진 GH 사장은 "이번 사업은 '관리비 제로 아파트'라는 정책적 비전을 실현하고 입주민이 체감할 수 있는 에너지 복지를 시작한 첫 사례"라며 "앞으로도 경기도와 협력해 도민 주거의 질을 높일 수 있는 다양한 에너지 효율 개선사업을 지속 추진하겠다"고 밝혔다.

GH plans to continue pursuing climate tech-based 'energy welfare' that reduces carbon emissions and lowers residents' heating and cooling cost burden by incorporating climate crisis response technology into housing management. Kim Yong-jin, President of GH, said, "This project is the first case of realizing the policy vision of 'Zero Maintenance Fee Apartment' and starting energy welfare that residents can feel."
