서울시가 노후 저층 주거지 개선을 위해 모아주택 7개 지역 사업시행계획안을 확정하고 총 3867세대 주택을 공급한다.

서울시는 17일 제17차 소규모주택정비 통합심의 위원회에서 '금천구 시흥3동 1005번지 일대 모아주택' 외 6건을 통과시켰다고 18일 밝혔다.

◆ 중랑구 중화동 4개 사업 동시 통과

중랑구 중화동 329-38번지 일대 모아주택 4개 사업이 동시에 통과됐다. 총 2295세대(임대 453세대 포함) 주택이 공급될 예정이다.

대상지는 지하철 7호선 중화역과 가깝고 중랑천 인근에 위치해 교통과 자연 환경이 우수한 지역이지만, 노후 건축물이 밀집해 주거 환경이 열악했다.

중화동 329-38번지 일대 모아주택은 6개동 지하 3층 지상 35층 규모로 공동주택 559세대(임대 106세대 포함)를 공급한다. 건축 한계선을 활용한 3~5m 보도를 조성해 보차분리로 차량과 보행 체계를 개선하고, 저층 주거지역에 어린이공원을 설치한다.

중화동 329-28번지 일대 모아주택(2-2구역)은 6개동 지하 3층 지상 35층 규모로 공동주택 557세대(임대 110세대 포함)를 공급할 예정이다.

중화동 327-1번지 일대 모아주택(2-3구역)은 7개동 지하 3층 지상 35층 규모로 644세대(임대 145세대 포함)를 공급한다. 태릉시장 특화거리와 연계한 커뮤니티 가로, 중랑천로에 면한 휴게공간을 조성한다.

중화동 317-64번지 일대 모아주택(2-5구역)은 8개동 지하 3층 지상 29층 규모로 공동주택 535세대(임대 92세대 포함)를 공급한다. 2-2구역, 2-3구역, 2-5구역에 면한 커뮤니티 가로변에 개방형 공동이용시설(공공경로당 등), 근린생활시설 등을 확대 설치한다.

◆ 강북구 번동 1099세대, 금천구 시흥동 473세대 공급

강북구 번동2지역(번동 454번지 일대)은 모아주택 2곳 추진으로 기존 843세대보다 256세대 늘어난 총 1099세대(임대 266세대 포함)를 공급할 예정이다.

번동 458-2번지, 471-118번지 일대 모아주택은 12개동 지하 3층, 지상 29층 규모로 추진된다. 전체 세대수의 10% 이상 임대주택 건설, 정비기반시설 및 공동이용시설 설치 등에 따른 용적률 완화, 우수디자인 공동주택 적용 등 '모아주택 사업시행계획 수립 기준'을 적용했다.

수송 초·중교 주변에는 차량 진출입 불허 구간 설정 등 안전한 통학로 조성을 위한 계획을 수립했다. 우이천 변에는 저층부 가로 활성화로 수변공간 활성화를 유도한다.

금천구 시흥3동 1005번지 일대는 7개동 규모로 공동주택 총 473세대(임대 95세대 포함)를 공급할 예정이다. 전체 세대수 20% 이상 임대주택 건설에 따른 용적률 완화로 사업성을 높였다.

노후 건축물이 밀집된 구릉지형으로 재개발이 어려웠던 이 지역은 이번 심의를 통과해 인접 모아주택(금천구 시흥동 943 일대)과 동시 개발이 가능하게 됐다. 호암산을 조망할 수 있도록 동서 방향으로 공간을 만들고 아치형 스카이라인을 계획했다. 개방형 발코니와 태양광패널(BIPV)을 적용해 친환경 입면 특화 디자인을 적용했다.

또 시흥대로 36길변에 근린생활시설 및 개방형 공동이용시설(스터디카페)을 계획했다.

Seoul City Confirms Implementation Plans for 7 Moa Housing Areas… 3,867 Units to Be Supplied

2,295 Units in Jungnang-gu Junghwa-dong Alone, Improving Aged Low-Rise Residential Environment

Seoul City has confirmed implementation plans for seven Moa housing areas to improve aged low-rise residential areas and will supply a total of 3,867 housing units.

Seoul City announced on the 18th that it passed six projects, including 'Moa Housing in the area of 1005 Siheung 3-dong, Geumcheon-gu' and others, at the 17th Small-Scale Housing Maintenance Integrated Review Committee on the 17th.

◆ Four Projects in Jungnang-gu Junghwa-dong Passed Simultaneously

Four Moa housing projects in the area of 329-38 Junghwa-dong, Jungnang-gu passed simultaneously. A total of 2,295 housing units (including 453 rental units) will be supplied.

The target area is close to Junghwa Station on Subway Line 7 and located near Jungnangcheon Stream, offering excellent transportation and natural environment, but had poor residential conditions due to concentrated aged buildings.

The Moa housing in the area of 329-38 Junghwa-dong will supply 559 apartment units (including 106 rental units) in six buildings with three basement floors and 35 above-ground floors. It will create 3-5m sidewalks utilizing building limit lines to improve vehicle and pedestrian systems through separation of vehicles and pedestrians, and install a children's park in the low-rise residential area.

The Moa housing in the area of 329-28 Junghwa-dong (Zone 2-2) will supply 557 apartment units (including 110 rental units) in six buildings with three basement floors and 35 above-ground floors.

The Moa housing in the area of 327-1 Junghwa-dong (Zone 2-3) will supply 644 units (including 145 rental units) in seven buildings with three basement floors and 35 above-ground floors. It will create community streets linked to the Taereung Market specialized street and rest areas facing Jungnangcheon-ro.

The Moa housing in the area of 317-64 Junghwa-dong (Zone 2-5) will supply 535 apartment units (including 92 rental units) in eight buildings with three basement floors and 29 above-ground floors. Open-type shared facilities (public senior centers, etc.) and neighborhood living facilities will be expanded along community streets facing Zones 2-2, 2-3, and 2-5.

◆ 1,099 Units in Gangbuk-gu Beon-dong, 473 Units in Geumcheon-gu Siheung-dong to Be Supplied

Gangbuk-gu Beon-dong Area 2 (area of 454 Beon-dong) will supply a total of 1,099 units (including 266 rental units) through two Moa housing projects, an increase of 256 units from the existing 843 units.

The Moa housing in the area of 458-2 Beon-dong and 471-118 Beon-dong will be promoted with 12 buildings having three basement floors and 29 above-ground floors. The 'Moa Housing Implementation Plan Establishment Standards' were applied, including floor area ratio relaxation for constructing rental housing of more than 10% of total households, installing maintenance infrastructure and shared facilities, and applying excellent design apartments.

Plans were established to create safe school routes around Susong Elementary and Middle School, including setting no-vehicle entry/exit zones. Along Uicheon Stream, waterfront space activation will be encouraged through low-rise street activation.

The area of 1005 Siheung 3-dong, Geumcheon-gu will supply a total of 473 apartment units (including 95 rental units) in seven buildings. Project feasibility was enhanced through floor area ratio relaxation for constructing rental housing of more than 20% of total households.

This area, which was difficult to redevelop due to hilly terrain with concentrated aged buildings, passed this review and became eligible for simultaneous development with adjacent Moa housing (area of 943 Siheung-dong, Geumcheon-gu). Spaces were created in an east-west direction to allow views of Hoamsan Mountain, and an arch-shaped skyline was planned. Eco-friendly facade specialized design was applied using open balconies and solar panels (BIPV).

Additionally, neighborhood living facilities and open-type shared facilities (study cafe) were planned along Siheung-daero 36-gil.
